Presentation of the project
Just 10 minutes from the centre of Rennes, the ZAC Plaisance is located in the Nord-Saint-Martin district, on the banks of the Ille et Rance canal and facing the future urban park of the prairies Sain-Martin.
The principles of composition of the urban project are based on the strong landscape and natural components of the site to propose an attractive density principle, combining a diversity of housing typologies.
The landscape and the landscape features in place (plant strips, hedges, slopes, ditches, wetlands, etc.) are the backbone of the project, defining the circulation axes, the islands and the network of gentle paths.
The pedestrian walkways and open spaces play the role of regulating elements of the urban form. This logic guarantees a strong interpenetration between the city, the Ille valley and the wet meadows bordering the canal.
The building system chosen and the diversity of the built forms allow a great deal of flexibility and scalability in the layout of the flats.
